Dayton is a complicated bathroom market — every decade since 1900 is represented in the housing stock and each era has its own quirks. Pre-1940 homes need lead and asbestos-aware demo. 1950s-70s ranches usually have one undersized full bath that needs reconfiguring, not refreshing.
