Bathroom remodeling in the older homes near historic downtown Miamisburg and the Great Miami River, where tight century-old baths need new plumbing and proper waterproofing. We rework the layout and finish with custom tile and heated floors. Designed in our Kettering showroom, built by our in-house crew, warrantied in writing.
Free in-home consultation. Fixed-price estimates. Licensed, bonded, insured in Ohio. Also serving Kettering, Oakwood, Centerville, Beavercreek, Washington Township, Bellbrook, Springboro, and Dayton.
Miamisburg has a wider housing-era spread than most Dayton suburbs, which gives us three distinct project profiles. Historic downtown homes (around Main Street and Linden Avenue, dating to the 1850s-1920s) often have one cramped original bath that needs expansion or supplementing — many of these homes had only one bath originally, so we frequently add a primary suite where there wasn't one before.
Mid-century neighborhoods between downtown and Mound Park follow the Centerville-era pattern: small original baths with period tile, expansion projects taking square footage from adjacent closets. Newer Austin Landing residences (townhomes, condos, detached single-family) follow the Beavercreek-era playbook with separate-tub-and-shower master baths converting to walk-in showers plus freestanding tubs.
Miamisburg historic homes need behind-the-wall plumbing work more often than newer suburbs. The river-valley location means basement-bath additions occasionally need additional waterproofing review on properties near the Great Miami. Permits go through Miamisburg's building department on Mound Avenue, typically 7-14 days.
You don’t have to explain it—we’ve seen it all:
You’re not being picky. A bad bathroom wastes time, energy, and peace of mind every single day. You deserve better than that.
We start with a quick call to learn about your current bathroom, what’s not working, and your budget range. If we’re a good fit, we’ll schedule a time for you to visit our Kettering showroom to look at tile, vanities, countertops, and fixtures.
We measure your bathroom, check structural realities, and create layout options. You’ll work with our team to choose tile, vanity cabinets, countertops, plumbing fixtures, lighting, flooring, and accessories that fit your style and routine.
We put together a clear proposal that outlines:
You’ll know how long your bathroom will be out of commission before we start.
We handle demo, plumbing and electrical updates, waterproofing, tile work, vanity installation, and finishing details. We protect adjacent areas and clean up as we go, keeping you updated at each stage.
We walk the new bathroom with you, check function (drains, valves, lights, fans), and make sure the details are right—grout lines, caulk joints, doors and drawers, and all the little things you’ll notice later if they’re wrong.

Miamisburg sits on the Great Miami River south of Dayton. The housing stock skews mid-century — most homes we work in were built between 1950 and 1985. The bathrooms in those homes share predictable problems:
Miamisburg is one of the few cities where our roofing service page is already indexed by Google. We've worked enough exteriors here that the bathroom interior comes naturally as a follow-up.

Pretty tile on top of bad waterproofing is a time bomb. We use proper pans and waterproofing systems behind the walls so your shower is built to last, not just to look good for listing photos.
Choosing tile, vanities, tops, and flooring from random racks is overwhelming. In our showroom you can:
We think about where towels go, how tall you are, what you actually use daily, and how the room will feel at 6:30 AM—not just how it will look on Instagram.
If you’re planning to sell in a few years, we’ll steer you toward choices that feel elevated now and still make sense for future buyers in Kettering, Dayton, Oakwood, Centerville, or Beavercreek.

Turn your primary bath into a real retreat with a custom tile shower, improved lighting, double vanity, and finishes that actually feel like your personality—not a builder catalog.
Update the bathrooms your family and guests use every day with new tubs or showers, tile, vanities, and fixtures that are easy to clean and hold up over time.
Rip out old fiberglass inserts or dated alcove tubs and replace them with walk-in tile showers, niches, benches, and glass that fits the space and your mobility needs.
It’s normal to ask, “Should we really sink this much into a bathroom, or should we just move?”

Miamisburg bathroom projects fall into two camps: downtown historic homes where preservation matters and we coordinate with city zoning, and the newer subdivisions where the work is more cosmetic. We handle both. The downtown work needs lead-aware demo and period-correct sourcing; the subdivision work is faster but the finish quality has to be premium because that’s what we’re known for here.

Miamisburg bathrooms come in two very different kinds. In historic downtown (the Main St and Linden area), homes run 1850s–1920s with plaster walls and original plumbing that shape any bath project. In newer neighborhoods like Austin Landing, Deer Valley, The Falls at Settlers Walk, and Waterford at Sugarcreek, it’s about modern refreshes.
In pre-1920s Miamisburg homes, the bathroom was often an afterthought squeezed in later. We plan the plumbing, wiring, and layout up front so the fixed-price quote covers the real work behind the walls.
